Emirates Hills is a private villa community in Dubai, built by Emaar around lakes and a championship golf course. Foreign buyers, including Britons, can own homes there freehold. Prices run into tens of millions of dirhams, so it suits buyers with serious budgets.
This year, the community kept gaining value while one of London's best-known prime boroughs lost it. For a UK buyer, that gap is worth a closer look.
In this guide, I show you where it sits, how prices moved & how it compares with nearby areas. I also cover costs in pounds, letting, and the UK tax rules you need to plan for.
Inside Dubai's Beverly Hills
Emirates Community Management, which looks after the area, calls it the Beverly Hills of Dubai. The name fits. It is quiet and green, & it centres on one-off homes rather than towers.
Where It Sits
Emirates Hills, Dubai, United Arab Emirates, sits inside a larger master community called Emirates Living. Its neighbours are The Springs, The Meadows, The Lakes and Hattan. Each one is a separate community with its own price level.
It is the top-end address of the group, with about 600 homes, according to Gulf News. Economy Middle East describes it as a gated area with security teams on duty around the clock.
For daily needs, Emirates Living residents use places such as The Lakes Club. It houses a Choithrams supermarket and a Fitness First gym. Fast food outlets sit at the ENOC station on Meadows Drive.
One-Off Homes
Every villa here is custom-built, not a copy of one design. Plots mostly range from 12,000 to 45,000 sq ft, based on figures from Emirates Community Management. Most homes look over one of 17 lakes or the golf course fairways.
The course is the Address Montgomerie, a 7,396-yard championship layout designed by golfer Colin Montgomerie. Three large parks, Lailak, Julnar and Nisreen, add quiet walking trails.
So why do prices climb so high? Buyers pay for large plots, lake and golf views, privacy and a small supply of homes. My advice is simple: judge every plot on its own size and view.
Freehold for Britons
Foreign buyers can own here outright. Dubai's freehold regulation, Regulation No. 3 of 2006, lists Emirates Hills 1, 2 and 3 as open areas. Non-UAE nationals can hold freehold title there with no time limit.
That means you own both the villa and the land under it. Our step-by-step UK buying guide explains the full process.
Emirates Hills Values This Year
Prices here kept rising through 2026, even while the wider market softened. Across Dubai, home values were 4.5% lower in September than a year earlier. This community moved the other way.
Values Keep Rising
ValuStrat, an RICS-regulated valuer, tracks Dubai home values every month. Economy Middle East and Khaleej Times reported its August and September figures:

The takeaway: growth here slowed from 10.7% in ValuStrat's second-quarter review to 5.9% by September. It is slowing, but it has not turned negative. Our Dubai house prices guide gives the wider citywide picture.
The Kensington Test
For UK buyers, the best benchmark is home. HM Land Registry data shows Kensington and Chelsea homes averaged £1,232,640 in July 2026. That was 14.1% lower than a year earlier, and detached houses fell 9.4%.
In the same month, Emirates Hills villas were up 9.1%, according to ValuStrat. The July London figures are provisional, but the gap is hard to ignore.
The Marble Palace
The Marble Palace is a strong answer to anyone asking about the biggest house in Emirates Hills. Gulf News, citing Bloomberg, reported on it in 2023. The villa has about 60,000 sq ft of indoor space on one of the community's largest lots.
Builders spent about 12 years on it. Inside, you find a 15-car garage and a 70,000-litre coral reef aquarium. The owner listed it at AED 750 million in 2023. Gulf News reported that it sold for AED 425 million in the first half of 2025. That is about £87.5 million at today's rate.
Dubai Hills vs Emirates Hills
Many buyers mix up these two names. Both carry Emaar's name, and both have golf courses. Still, they are very different places for very different budgets.
Two Different Places
This table sets them side by side, using community manager figures and Gulf News reports:

In short, one is a small, private enclave. The other is a full district, with parks, shops and ready homes at many price points.
Which Suits You
Choose Emirate Hills if you want privacy, a large plot and the freedom to build your own design. Choose Dubai Hills if you want a ready home, a lower entry price and shops close by. Our London team's Dubai Hills guide covers that area in detail for UK buyers.
Cheaper Villa Areas Nearby
Not every UK buyer needs a mansion. Several communities close by offer the same green setting, with smaller homes and lower entry points.
Island Villa Gains
Jumeirah Islands sits close by and has been the standout villa area of 2026. ValuStrat's second-quarter review recorded a 17.9% annual rise there. Growth cooled to 9.4% by September, but it still beat its famous neighbour.
Springs and Meadows
Many people ask whether The Springs or The Meadows belong to the same community. They do not. Both are separate communities inside Emirates Living.
The Springs Dubai neighbourhood is the largest of them, with 4,856 homes across 14 sub-communities. Most are two to four-bedroom townhouses. The Meadows offers detached villas with three to seven bedrooms, set around the same lakes.
Here is a quick way to see how the other Emirates Living communities differ:
-
The Springs: The biggest community, with townhouses that suit families buying their first Dubai home.
-
The Meadows: Larger detached villas with gardens, for families who want space without a mansion budget.
-
The Lakes: Nearly 1,000 homes across five sub-communities, a quieter mid-sized option.
-
Hattan: A small enclave of 162 luxury villas.
All four sit within the same Emirates Living master community.

Owning a Villa Here
Buying here means planning for more than the price. Government fees, approvals and family costs all add up. It helps to see the main numbers in pounds.
The Sterling Maths
The figures below use £1 = AED 4.857. The plot example uses land prices of AED 2,500 to 3,000 per sq ft. Gulf News reported those prices for Emaar's newer plots in 2025:
|
What You Pay For |
In Dirhams |
In Pounds (approx.) |
|---|---|---|
|
Golden Visa property minimum |
AED 2 million |
£411,800 |
|
Land for a 15,000 sq ft plot (example) |
AED 37.5m to 45m |
£7.7m to £9.3m |
|
Buyer's 2% DLD fee on that plot |
AED 750,000 to 900,000 |
£154,400 to £185,300 |
|
Detached house in Kensington and Chelsea (July 2026 average) |
AED 22.0m |
£4.53m |
Even the land for a smaller plot costs more than an average detached house in Kensington. The Dubai Land Department sets the transfer fee at 4%, split 2% for each side. Your contract decides who actually pays.
The Golden Visa threshold is no obstacle here. Our residency guide explains how that route works.
Due Diligence Steps
Before you pay a deposit on any villa here, I suggest these checks:
-
Title deed and plot: Confirm the owner's name and plot details with the Dubai Land Department.
-
Design rules: Read the community guidelines before you plan any rebuild or extension.
-
Service charges: Ask for the latest yearly charge and check that it is fully paid.
-
View premium: Compare golf, lake, and park views separately, because views move prices.
-
Bank letter: If you use a mortgage, you need a bank no-objection letter for a Golden Visa.
-
Safe payments: Pay only through official trustee or escrow channels, never into a personal account.

Schools Close By
Families moving from the UK will want good schools nearby. Dubai International Academy Emirates Hills is an IB school. Its 2026 to 2027 fees run from AED 44,979 for KG1 to AED 79,696 for Year 13.
That is roughly £9,261 to £16,409 a year.
Earning Rent From Your Villa
Some owners buy here to live, while others let the villa out. Demand at the very top of the market stayed strong this year.
A Record Lease
In July 2026, an owner leased a seven-bedroom villa called The Palace for AED 17 million a year. That is about £3.5 million. Khaleej Times called it the most expensive property ever leased in Dubai.
Most Emirates Hills villas for rent come nowhere near that level. Still, the deal shows the depth of demand at the top end.
Letting It Properly
If you plan to let, register every lease through Ejari, Dubai's official tenancy system. A good property manager can handle viewings, repairs, and renewals while you are in the UK. Keep every rent statement, because HMRC will expect you to report that income.
Our villa rentals guide explains the rental side in more detail.
What HMRC Expects From Owners
Dubai does not tax your rent, but the UK may. If you live in the UK, your Dubai villa stays part of your UK tax picture.
Two UK Taxes
UK residents normally pay UK tax on foreign rental income. Capital Gains Tax can also apply when you sell overseas property.
The UK and UAE tax treaty has been in force since 25 December 2016. With no UAE income tax on the rent, there is usually nothing to offset. Our UK tax guide covers the details.
The 10-Year Rule
Inheritance Tax is the point many buyers miss. Since 6 April 2025, the UK has used a residence test instead of domicile.
HMRC's manual says the tax "will be charged on foreign assets owned outright" for long-term UK residents. That usually means you were UK resident for at least 10 of the last 20 tax years.
A DIFC Will
Dubai's inheritance rules differ from the UK's, so plan this early. The DIFC Courts Wills Service gives non-Muslims "the option to pass on their assets" through their will. For a villa of this value, I treat a registered will as essential.
Before you complete, add these to your UK checklist:
-
Self Assessment: Declare your Dubai rent on your UK tax return every year.
-
Purchase records: Keep the contract, fees and improvement costs for any future gains calculation.
-
Residence status: Count your UK tax years to see whether the long-term resident rule applies.
-
Registered will: Make a DIFC will that covers your Dubai villa.
-
Adviser check: Speak with a UK tax adviser who knows overseas property.
This is general information, not tax advice.

Frequently Asked Questions
Can British buyers own property in Emirates Hills?
Yes. Dubai's Regulation No. 3 of 2006 lists the community among areas where non-UAE nationals can own freehold, with no time limit. British buyers can hold the villa and land in their own name and register it with the Dubai Land Department.
Is Emirates Hills a gated community?
Yes. It is a gated villa community with controlled entry and security teams on duty around the clock. That privacy is a big reason buyers pay a premium to live there instead of busier parts of Dubai.
Are The Springs and Emirates Hills the same area?
No. The Springs is a separate community inside the wider Emirates Living master plan. It has 4,856 homes, mostly townhouses. Its larger neighbour holds custom-built villas on much bigger plots.
How much does a villa in Emirates Hills cost?
There is no official average price. Deals run into tens of millions of dirhams. Land on Emaar's newer plots traded at about AED 2,500 to 3,000 per sq ft in 2025. ValuStrat shows values still rising through 2026.
Which is the largest home in the community?
The Marble Palace is one of the largest. It has about 60,000 sq ft of indoor space on one of the area's biggest lots. Its 2025 sale also set a new price record for the community.
Is Dubai Hills better than Emirates Hills?
It depends on what you want. Dubai Hills Estate offers apartments, townhouses and villas with shops close by. Its neighbour offers fewer, larger custom villas and more privacy. Families on a smaller budget often find Dubai Hills easier to enter.
Can you rent a villa in Emirates Hills?
Yes. Owners can let villas on yearly leases registered through Ejari. Rents at the top end set a Dubai record in 2026. The area draws wealthy tenants as well as buyers.
Can a Dubai villa face UK inheritance tax?
Yes, it can. Since April 2025, long-term UK residents can face UK Inheritance Tax on foreign assets, including a Dubai villa. That usually means people resident for at least 10 of the last 20 tax years. Speak with a UK tax adviser about your case.
