The latest House Price Index put the average UK home at £273,000 in July 2026, a provisional figure. London averaged £550,037 and fell 3.3% over the year. These UK figures cover all home types, while ValuStrat's figure covers villas only. So when you compare Dubai house prices with UK homes, treat it as a rough guide, not a like-for-like test.

On Dubai Townhouse Prices, Khaleej Times quoted a developer in May 2026. He said townhouses priced between AED 2 million and AED 3 million (about £412,000 to £618,000) were selling strongly. Treat that range as a sign of where demand sits, not a fixed price list.

The price is only part of your bill. Government fees, agent costs and yearly charges all add up.

Government Fees

The Dubai Land Department charges a 4% transfer fee on every sale. DLD lists it as 2% for the buyer and 2% for the seller, but your contract decides who really pays. On a ready resale house, you also pay AED 250 for the title deed, about £51. Sales of AED 500,000 or more add a trustee office fee of AED 4,000 plus 5% VAT, about £865. If you borrow, DLD adds 0.25% of the loan to register the mortgage.

Running Costs

Owners also pay yearly service charges for shared areas, roads and security. Gulf News reports rates from AED 3 to AED 30 or more per sq ft, about £0.62 to £6.18. Check the approved rate for your community in the DLD Service Charge Index before you buy.
